There is a small convenience store within walking distance but no supermarket in this area of Kalkan. You can walk to the high street and Old Town in around 20 minutes. The twin room has a large private balcony with plush outdoor seating so you can enjoy your morning coffee and gaze out to the islands. A separate shower room serves this bedroom which is accessed across the landing.
Second floor (entry level):
The final bedroom is on this floor, another airy double accessing a spacious roof terrace displaying elevated sea views. Furnished with an L-shaped sofa and coffee table so you can enjoy star gazing at night in comfort. A separate shower room serves this bedroom which is accessed across the landing.
Outside villa Beatrice (ground floor level):
If you are a sun worshipper this private terrace is the place for you as it gets sun throughout the day until sunset. Cool off in the generous pool with integrated jacuzzi function or bask under the rays on the luxurious 4 poster double sun lounger. A marble dining table for 10 and shaded seating area arranged the upper part of the terrace adjacent to a built-in BBQ.

This property is in a great position as there are two popular beach clubs nearby. The town beach is a 7-minute walk away and the Old Town can be reached on foot in 10 minutes. A small gate gives access to the slip road below that leads to Palm beach and the harbour front. Street level parking is also available above the villa.
Kisla Falls is a striking 5 bedroom villa with incredible uninterrupted views out across the bay at Kisla in Kalkan. The poolside suite has its own access, kitchen and two bedroom spaces making it ideal for a family in your group with 2 children. The washing machine that serves the villa is in the poolside apartment and a second dishwasher is fitted in this apartment.
First Floor
You will find 2 of the 5 bedrooms are on the first floor. Both rooms are doubles, one with a king bed and one with a super king bed. Each of these bedrooms has an en-suite, blackout curtains, fitted wardrobes and access to French balconies with sea views.
Second Floor
The final double en-suite is located on the second floor. This is the master room with emperor bed and access to a gorgeous roof terrace with panoramic sea views. This bedroom is spacious and fitted with vanity table, large wardrobes and full length mirror.
Outside Space at Kisla Falls
The outer space of the villa is made up of various terraces arranged which allow to admire the spectacular views and make the most of outside living. The main terrace is on the lower ground floor and wraps around the building in an L shape. To the front of the terrace is an infinity pool with Roman steps and ladder entrances. Surrounding the pool is a table tennis table, sun loungers, pear swing and small dining table. At the rear of the terrace a cascading waterfall feature has a splash pool at the bottom ideal for younger children to paddle in. There is also an outdoor toilet/ changing area, and shower. This is perfect for when kids want to jump straight into the pool after a day out. You can enjoy day long sun on this terrace from around 10.30 a.m in high season.
One level above this terrace you can dine in style on the spacious shaded dining terrace. If you love to prepare a summer feast this area is ideal as it is furnished with an inbuilt banquet table for 10, cooking prep area with large clay pizza oven and portable BBQ. A cosy Ottoman seating area is the perfect place for you to enjoy a beverage and relax in the cool. This seating area overlooks the jacuzzi plunge pool which spills down to the splash pool below.

This fantastic property is located in the Kisla area of Kalkan, approximately a 25-minute walk from the town centre or a 3-4 minute car/taxi ride. Nearby amenities include 3 beach clubs, small convenience store and several restaurants so you can enjoy the local area without going to the centre. Villa Imperial Location
This stunning villa is located on the hills of Kalkan’s Ortaalan area approximately a 15-minute walk from the high street. The downhill walk to the Old Town takes around 20 minutes. However the return journey uphill can be quite challenging in the summer heat. You may wish to use the local taxi services to return to the villa. Both street level and indoor parking are available at this property. The indoor parking area is one level below the lower ground floor pool. The entrance is accessed up a continuing flight of steps and as such may not be suitable for guests with limited mobility. If you are looking to book more than one villa together take a look at villas Azur and Panorama 2 which are located close to villa Imperial.

Villa Afsana Location
Kalkan old town is an easy 10-12 min walk along the coast road or a 2 minute taxi ride. Villa Afsana is a 2 minutes from three of the most popular beach clubs – Palm Beach Club, Denizim Beach Club and Zest Beach Club, giving you the option to lounge by the sea, do some water sports or take a water taxi into town.
Villa Erduyan is a spacious 5 bedroom villa with generous outdoor space boasting 2 private pools, a large family pool on the generous ground floor terrace and another glass-sided heated plunge pool on the roof terrace with spectacular far-reaching sea views. For some true indulgence the villa has been upgraded for the 2022 season and now features a private sauna, Turkish bath and fitness room. Kalkan town centre is a 12-15 minute downhill walk or 2 minute taxi journey. Just a few minutes walk from the villa is a supermarket so this villa is in a great location for stocking up on essentials without needing to go into town.
A chic modern open-plan living room and kitchen area with dining table to seat 10 people occupies the ground floor and opens out onto the private pool terrace. The living room has a large comfortable sofa with a flat screen TV and English speaking channels. In the ultra-modern kitchen are both a gas and electric hob set within an island. A fridge/freezer with water dispenser, oven, microwave and dishwasher are available along with plenty of utensils and crockery. The large floor to ceiling windows open out to the terrace and large pool providing the living area with plenty of natural light. A separate guest WC is also found on this floor.
The first of the 5 bedrooms is located on this floor, a twin ensuite which can also be configured as a double if required.
First Floor
3 bedrooms are found on the first floor- another ensuite twin bedroom which can be configured as a double with private balcony. Another ensuite double with a private balcony furnished with table and chairs and modern fittings is adjacent. The master suite boasts a walk in wardrobe and ensuite shower room with twin basins. There is also a jacuzzi within the master suite and a balcony furnished with table and chairs.
Second Floor
The final bedroom is located on this floor, another double with ensuite which includes a shower and jacuzzi bath. An amazing roof terrace is accessed from this floor via sliding doors. This spacious terrace area offers spectacular views and is well furnished with sun loungers, sofa, chairs and coffee table. The glass sided plunge pool is the star attraction and can also be heated on request for an additional fee. There is also a jacuzzi at one end of the pool. A truly amazing area to relax, swim and and enjoy the stunning sunset and sea views.
Outside Area
Adjacent to the living area is a spacious outdoor terrace and large pool surrounded by sun loungers and comfortable seating areas. A canopy shaded area to lounge and relax along are provided as well as an outside dining table which seats 10 people. In addition there is an outside kitchenette complete with fridge, sink, gas burner and BBQ so you can truly enjoy luxury alfresco dining at the villa.
There is also a table tennis table and basketball hoop at villa Erduyan to keep the more energetic guests entertained.

Villa Erduyan Location
This villa is located in upper Kiziltas a minute or two by car from the main high street. You can walk down to the main town from here but as the return journey is all up hill most guests choose to use the locally priced taxi services to go back to the villa. If you are considering booking more than one property together Villa Louise is just a short walk away from villa Erduyan.
Villa Ela is a substantial luxury 6 bed villa in Akbel which boasts uninterrupted panoramic views over the entire Kalkan bay and surrounding mountains. This villa is modern and has been tastefully decorated in a contemporary style. Floor to ceiling windows have been used throughout to maximise the amazing view. A generous outdoor pool terrace sits to the front of the property with shaded seating and dining areas and sun loungers to soak up the glorious Kalkan sun. Kalkan’s main town is a 20 minute walk downhill or a 3 minute drive.
Open plan living area with comfortable L shaped sofa and a 55″ TV with English channels. The kitchen area is spacious and modern, well equipped with appliances including an ice maker and a breakfast bar which seats 4 people as well as a dining table seating 8. The first of the 6 bedrooms is on this floor, an ensuite twin with direct access to the pool and terrace. A separate guest WC is also located on the ground floor.
First Floor
Master ensuite bedroom with king sized bed and access to a sea-facing balcony. A further 2 ensuite double bedrooms with king sized beds are found on the first floor.
Second Floor
A twin ensuite bedroom as well as another ensuite double bedroom with king sized bed. In the centre of this floor between the bedrooms is a wonderful terrace area complete with bar which is comfortably furnished with breathtaking views of Kalkan’s rolling mountains and sea.
Outside Space
A spacious terrace with large infinity pool which can be heated on request is surrounded by sun loungers. There is a shaded seating area to get a break from the heat of the day as well as a shaded alfresco dining area showing off the spectacular view. A built-in stone BBQ is close to the dining area and to the side of the villa there is a table tennis table.

Villa Ela Location
Villa Ela sits in the hills above the main town of Kalkan which allows for wonderful elevated sea views but it is not in close walking distance to the town. Guests staying at this villa may wish to use the reasonably priced local taxi services or hire a car for visits into the town or harbour.
